Look beyond the label
A civil construction package and a turnkey package can cover different responsibilities. Review who handles design coordination, procurement, building services and finishes.
Make exclusions visible
Ask what is excluded as well as included. Owner-supplied items, specialist packages and separate fit-out works should be identifiable before execution.
Understand the price basis
Compare specifications, quantities, allowances and the treatment of changes. The word turnkey does not itself establish a fixed price or eliminate the need for decisions.
Define the handover
Discuss what must be completed, checked and documented before acceptance. Handover requirements should follow the agreed contract and project needs.
